In 2017, we acquired three vacant lots in the Grenville area of Jersey City, with rights for six apartments. Recognizing greater potential, we engaged with the city planner at the zoning department and submitted a variance application for a 12-unit building. Despite considerable resistance from some neighbors, the Jersey City zoning board approved our project. Our successful application transformed the original rights from six to 12 apartments, each with dedicated parking space.

At this project, we purchased an old 2- family house that was built on a large lot and successfully obtained approval for a subdivision, enabling the construction of two separate 4-family buildings, one on each subdivided lot.

This strategic move has effectively doubled the number of residential units from 4 to a total of 8, offering a broader spectrum of housing options within this promising real estate development project. This innovative approach to subdivision promises increased flexibility and the potential for significant returns in a rapidly evolving urban landscape.

In 2019, we bought two lots in Jersey City's Grenville area, initially zoned for 8 apartments. Collaborating with the zoning department, we secured approval for a 16-unit project, featuring a mix of two- and one-bedroom apartments with 8 parking spaces, demonstrating our commitment to maximizing investment value through thoughtful urban development.

In this new development project, an old single-family property that was torn down, underwent a remarkable transformation into a stunning new construction building featuring two contemporary condominiums. 

The structure presents an attractive front brick facade, elevating the neighborhood's aesthetic appeal.


Both Condos will feature spacious layouts, share access to a covered parking garage equipped with ample storage spaces. Condo 1 will include access to a private backyard, while Condo 2 will boast a remarkable private rooftop terrace offering breathtaking views of the New York City skyline.
